Building Innovation’s founders recognized that traditional “new construction” approaches to engineering, project management and construction administration were not meeting the needs of clients requiring upgrades to existing mechanical and electrical systems.  Retrofit projects typically involve a variety of design and implementation issues that are not often encountered in new construction, all of which can have large impacts on price, schedule, timing of specific activities, and quality of the work.

Examples of design challenges often encountered in retrofit projects include grandfathered code requirements, regulatory issues impacting project “boundaries”, hazardous materials, physical space limitations, physical interferences, routing of services, refurbishing or modifying existing equipment, and controls integration/migration issues.

Examples of project management challenges not commonly encountered on new construction work include unique phase-in issues, disruption risks, security, dealing with “surprises”, and facilitating decision making during design development to address varying stakeholder interests.
